E45 Appraisal Services provides independent, objective real estate valuation and appraisal reports.

All appraisal assignments are completed in strict compliance with applicable professional standards, including the Uniform Standards of Professional Appraisal Practice (USPAP) in the United States and the Canadian Uniform Standards of Professional Appraisal Practice (CUSPAP) in Canada.

An appraisal report is an opinion of value based on market data at a specific point in time. It is not a home inspection, structural engineering report, or guarantee of future property performance.
2. User Obligations & Property Access
To perform our services accurately, you agree to:

Provide complete, honest, and accurate information regarding the subject property, including any known defects, easements, or legal disputes.

Ensure safe, lawful, and authorized access to the subject property for physical inspections when required.

Not attempt to influence, coerce, or compromise the independence of our certified appraisers.
3. Fees and Payment Terms

Fees for appraisal services are determined based on property complexity, scope of work, and location. Fees are never contingent upon the final estimated value of the property.

Payment is due upon ordering or as otherwise outlined in your specific engagement agreement.

Once an appraisal inspection has occurred or a report has been drafted, fees are non-refundable.
4. Intellectual Property & Report Use

The design, layout, content, and logos on this website are the intellectual property of E45 Appraisal Services.

Completed appraisal reports are confidential documents intended solely for the client named in the report and authorized third parties (such as a specified lender). Reports may not be distributed, published, or relied upon by unauthorized third parties without our explicit written consent.
5. Limitation of Liability
To the maximum extent permitted by law, E45 Appraisal Services and its certified appraisers shall not be liable for any indirect, incidental, special, or consequential damages resulting from the use of our website, reliance on our valuation reports, or changes in real estate market conditions. Our total liability for any claim shall not exceed the fee paid for the specific appraisal service in question.
